The Program
The Deed is one of the oldest and most respected forms of legal documents, used as the means of conveying and taking title to real property. Although the contents and provisions of the standard Deed have changed throughout the years, the basic form remains largely the same. In this one hour program, our speakers will discuss the different manners in which title may be held, the different types of estates in land, the requisite parts of a deed, and the requirements for effective and accurate drafting, delivery and recording of a Deed. They will also discuss fraudulent transfers and the process for setting aside a Deed.

Frank Kosir, Jr., Esquire

Frank Kosir, Jr. has significant civil litigation and general practice experience in all areas of real property law. Prior to entering the practice of law, Frank acquired extensive experience in all facets of real estate development, sales, construction, and leasing with his family’s home construction company. His knowledge of the construction, planning, and business aspects of real estate provide him with a unique understanding that he utilizes in assisting clients.

Frank was born and raised in Peters Township, Pennsylvania where he resides with his wife and two daughters. He writes a monthly real estate case law update for the Allegheny County Bar Association and a quarterly real estate update column in “The Legal Intelligencer.” He frequently lectures at Continuing Legal Education programs and has five times been recognized as a Pennsylvania Super Lawyers® “Rising Star” in real property law. He is also fluent in the Slovene language.

Erin M. Fagnilli is Vice President and Counsel for the National Commercial Services operation in the Pittsburgh, Pennsylvania office of Chicago Title Insurance Company, part of Fidelity National Title Group along with Commonwealth Land Title Insurance Company and Fidelity National Title Insurance Company.

Erin began her career in the title insurance industry in 1994 with Commonwealth Land Title Insurance Company in Pittsburgh. After obtaining her law degree, Erin worked at a prominent global law firm in Pittsburgh before moving on to private practice at a smaller law firm. She returned to the title insurance industry in 2003 when she joined Chicago Title Insurance Company in Pittsburgh. Having worked in both the Direct Commercial Operations and Agency Operations of Chicago Title, Erin has gained substantial experience in underwriting commercial transactions as well as an expansive knowledge of agency underwriting issues.

Erin graduated Summa Cum Laude from Duquesne University in 1993 with a Bachelor of Science in Business Administration, 3/3 Program. She also received her Juris Doctor in 1995 from Duquesne University School of Law. Erin has served as a lecturer for the Pennsylvania Land Title Institute and Pennsylvania Bar Institute programs. She is a member of the Allegheny County Bar Association and the Pennsylvania Land Title Association. She resides with her family in Kennedy Township, Pennsylvania.
